The Facilities Manager is responsible for managing all aspects of facilities service as detailed in the scope of works section of the contract and will report to the appropriate EMEA Regional Manager. In this capacity, the jobholder will be the person responsible for the service delivery at specified locations, which will be measured by contractual Key Performance Indicators and Service Level Agreements.
The role will have functional accountability for an assigned sector of the Client Sites and the jobholder is responsible for all aspects of client and tenant satisfaction.
The FM is responsible for working directly with the local client to ensure a thorough understanding of their objectives and the implementation of acceptable property-specific operating strategies that achieve these required standards. Once developed the FM must oversee the implementation of all approved initiatives and programs, by managing and coordinating the efforts of the FM team (e.g. service providers, contractors, and building employees) to achieve the goals.
The FM is responsible for representing my client in the local and regional business and real estate community in order to promote their reputation and capabilities to prospective tenants and clients.

Essential Duties and Responsibilities:

Develop, gain consensus for, and implement the Best Practice/ Building Operation Plan for assigned portfolio.
Work with Finance to prepare the final budget documentation/plans and administer the works to ensure budget compliance.
Inspect facilities and equipment to determine extent of service and equipment required.
Recommend, justify, develop and coordinate with the Client team, projects that enhance the value of the office buildings.
Arrange for maintenance, upkeep, or reconditioning of facilities as specified in the operating procedures, the management plan and/or management services agreement and of leased premises as dictated by lessee's agreement.

Maintain role as primary contact for service requests generated by the client's staff.
Proactively meet with Client's local Management on scheduled basis. Communicate regularly with the client's Management and staff, providing necessary support and information on the status of all areas under his management.
Prepare purchases of supplies and equipment for use at managed office buildings.
Contract for services as described within the operating budget, management plan and/or management services agreement.
Participate in group wide bid processes as appropriate.
Ensure that all defined services are completed in accordance with all operating procedures, statuary requirements, and within the Health and Safety guidelines. Proactively involved in ensuring that services are reviewed and refinements made to enhance FM services across the assigned portfolio.
Develop a close working relationship with all of the vendors under his/her control to ensure that they fully understand the Client culture and are made to feel part of the team delivering a high quality service.

My Client provide an outsourced Facilities Management service to clients sites across EMEA. This position will have responsibility for all client properties in Belgium.

The buildings consist of offices, meeting rooms, computer rooms, technical rooms and stores. There are approximately 185,000 usable square feet located on roughly 6.5 acres. In general, there is a centralized heat and chilled water plant while wings have their own HVAC and lighting systems. The building operates from 6:30 am to 9:00 pm, five days a week, with the exception of a data centre located in the basement of the building, operated on a 24 x 7 basis.

Service delivery is geared to a best value, seamless performance to ensure that the Client can concentrate on core business.

The Role:

To lead the development, implementation and day to day management of effective, client focused Technical Services. This includes the co-ordination and execution of technical, mechanical & electrical maintenance, handyman and project activity, specifying manage works & controlling cost within budgetary constraints.

Responsibilities:

Reporting to the Lead Facilities Manager, the key responsibilities are:

*Provide a technical/management interface between the M&E services operation and maintenance activities and site Operations staff
*Develop, maintain and adopt a site specific maintenance strategy
*Control of building fabric and handyman maintenance requirements
*Optimise the application and performance of the site engineering services
*Carry out contractor performance audits and monitor trends.
*Liaise with customers, study & analyse their requirements, advise upon available options & provide 'consultancy' services support.

POSITION DESCRIPTION

The individual needs to have strong experience in building the staff infrastructure to service major construction projects across the region, including the selection and support of administrative, accounts and technical positions. KEY RESPONSIBILITIES

QUALIFICATIONS AND EXPERIENCE

* 15+ years experience in the Architectural/Consultancy industry.
* Candidate must have strong property and construction industry, marketing, and technical knowledge, have strong relationships in the Middle East and Europe, and be visible in the market my client serves. Must have excellent in-depth understanding and knowledge of at least one information industry segment and its players, issues, and trends.
