90% site based role. This is a new and very demanding role working in an established and progressive company (but within a new team) dealing with all technical aspects related to property maintenance and repair works. It is a role that will require you to review and diagnose property defects from reports and photographs, provide technical support to a small office based team as well as contractors in the field. You will be responsible for building and interpreting Schedule of Rates, reviewing and approving variations, checking contractor schedules and estimates, acting as a point of expertise and referral to colleagues and external contractors, as well as managing the handling of any financial queries from clients and suppliers. There will also be auditing responsibilities; schedules, job files and costs/adjustments. An important part of the role is providing technical support to the office staff and contractors on site, dealing with variations and authorising works so a strong background in repairs and maintenance is essential for this role. Another aspect of the role will be to collect and collate performance management data, working with the service delivery team to maintain margins as required.In order to be considered for this role you will need to have relevant experience within the building maintenance/repairs industry. You will need to have experience in working with schedule of rates, interpreting and adjusting work schedules/costs and a confidence in dealing with variations and contractors. Building Services Engineer (Mechanical) The maintenance section is led by a Building Manager. Each site has a Mechanical and Electrical (M&E) Engineering Team that reports to the Building manager and is responsible for the operation and maintenance of the facility's infrastructure. The team includes Band 5, 6 and 7 artisans and assistants that deliver planned preventative and reactive maintenance. Detailed Description As a Band 5 Engineering Technician, the job holder will be a highly experienced and capable artisan responsible for undertaking routine, planned and reactive maintenance and repair of plant, equipment and building infrastructure relative to the specialism. They will be responsible to the Team Leader for the management of his/her own and subordinate staff workloads. The job holder will have responsibilities that include: *Supervision and leadership of nominated subordinate staff. (This may include civil engineering trades as well as M&E); *Delivery of planned preventative maintenance as allocated for self and team ensuring all work is completed to a high standard and on time; *Undertaking emergency response to reactive maintenance in line with service level agreements; *Identification and assessment of any infrastructure in need of replacement or nearing end of life; *Working alongside project teams, contractors and in-house resources to deliver maintenance and project work in support of business requirements; *Interrogating and analysing BMS systems to provide performance statistics and trends as well as optimisation of plant performance; *Undertake diagnostics within specialism to establish repair or replacement requirements; *Ensuring work is carried out in accordance with the Bank's Safe Systems of Work and undertaking Authorised Person Duties as required; *Production of regular updates and reports on team status, progress and/or future requirements; *Act as focal point during periods of absence of the Team Leader and stand in as required for other members of the team. Be part of the on call roster for out of hours response to emergency call outs. Job Requirements Essential Skills/ Competencies The Engineering Technicians will be established artisans that have significant post qualification experience in a minimum of one of the following disciplines: *Electrician; *Building Services Engineering; *Mechanical Engineering; *Plant Engineering; *Heating Ventilation and Air-conditioning (HVAC); *General construction trades (bricklayer, painter, plasterer etc.). The jobholder will be qualified to a minimum of City & Guilds level 3 Technician or equivalent. Engineering Technician will be able to undertake supervision and management of small teams at foreman/ gang leader level. Desirable Skills/ Competencies A secondary qualification in an alternative discipline will be an advantage plus knowledge of building service systems and installations that include: *Electrical distribution and stand-by generation; *Compressed air; *Boiler plant; *Chilled water plant and water treatment; *Hot and cold water systems; *Building management systems (BMS); *HSE legislation; *Computerised asset maintenance management system's (PPM management); *Safety Rules & Procedures; *Passenger and goods lifts; *Portable appliance testing. * An industry recognised qualification in Health and Safety procedures such as NEBOSH would be an advantage.
