The ideal candidate will come from a lettings property background, and consideration will be given to both junior and senior applicants. This is one of a number of branches, and the team are driven, motivated and very passionate about their business.

The below working hours are stipulated, however weekend work will be on a rota basis.
Days: 9.00am until 6.30pm Monday - Thursday and 9.00am to 6.00pm Friday
Saturday - 9.30am - 5.00pm
Sunday - 10.30am - 3.30pm

Responsibilities:
*General Management duties: Investigating tenants concerns > informing the landlord where appropriate and obtaining quotes from contractors for maintenance work > ensuring the tenant and Landlord is happy with the quality of work conducted > forwarding invoices to CFP Accounts making sure that they are in line with what has been agreed.

*Checking all Gas Safety and Epc's are on the CFP Accounts system for all properties > Arranging Gas safety's with the engineer and attempting to get introduction Landlords to book an Oakwood Gas Safety's through our website.

*Arranging and carrying out quarterly inspections. To liaise with the tenant if any work needs to be carried out as a result of the inspection findings. To inform the Landlord that the property is being kept well. File an Inspection Report over to the Lettings Manager.

*Sending at all relevant documents at the end of the tenancies and either arranging for end of tenancy inspections and or inventories> Informing the sales team of when properties are coming back on to the market. Keeping the move out spread sheet up to date.

*Keeping on top of tenancies coming to an end and negotiating renewals (rental amounts) with tenants who wish to renew. Informing the Lettings Manager with confirmation of renewal details so renewed tenancy agreements can be created.

*Registering deposits with the DPS and faxing registration confirmation to CFP.

*Serving Section 21 Notices and dealing with end of tenancy paperwork when notices received or given.

*Conducting tenancy move outs. Liaising with tenants and landlord for any deductions due to tenant damage to the property. When this has been agreed in writing by both the landlord and tenant this should be emailed to the Lettings Manager so that the correct allocations can be returned.

*Dealing with the unfortunate inevitability of tenants wishing to break their contracts. Working out the financial penalties and getting acknowledgement and agreement from both the landlord and tenant. Factoring this in to deductions from the deposit where appropriate.

*Chasing arrears and working with our Lettings accounts department in getting outstanding payments cleared.

*Manage the process relating to insurance claims, including meeting Loss Adjusters, supervising works and securing repayment from insurance companies

Skills:
*Excellent communication skills
*Computer literate with experience of using Word, Excel, email systems and the Internet
*Beneficial if experienced on CFP Winman but not essential
*Able to organise self and others
*Team player
