Property Consultant
Background
Enterprise First, a not for profit social enterprise, was established 30 years ago to provide independent advice and support to start-up businesses and existing small businesses and we deliver services to 3,000 clients each year across the SE. We also manage four Enterprise Centres in Hampshire providing “easy-in easy-out” terms to start-up and small businesses.
We are seeking an individual to help us expand the number of Enterprise Centres we operate and help us better manage existing Centres.
The position will initially be offered for 2/3 days per week on a 12 month contract and will be based in Aldershot.
Job Description:
Main purpose & scope of job:
- Identify potential sites to open new Enterprise Centres
- Negotiate head leases both for new properties and lease renewals
- Implement property strategy at existing Enterprise Centres
- Identify ways in which to increase occupancy/profitability
- To create and manage key relationships with senior property contacts at Local Authority and private sector companies
Functional & Managerial responsibilities:
- Work with the existing centre teams to enhance centre profitability
- Identify training needs within the existing centre team
- Work with existing centre teams to ensure timely implementation of rent reviews
- Respond to day-to-day technical property enquiries
- Negotiate terms on new head leases and ensure compliance with current market practise
- Maximise occupancy and yield on all properties
- Advise and assist Directors on identification of suitable additional premises and manage the acquisition thereof
General:
- Any other reasonable tasks which may be deemed appropriate as requested by the Directors
- This job description will develop to meet the needs of Enterprise First and any additional duties will be commensurate with the post holders level.
Knowledge & Expertise
- Experienced property background with senior level knowledge
- Either chartered or local authority background
- Experience of property acquisitions
- Good property negotiator
Communication and relationship skills;
- Excellent communication skills
- To already have established relationships with key property individuals
- To be able to present information to a high level
- To be able to build an effective streamlined team
- Able to communicate effectively verbally and in writing
- To be able to form and maintain high level relationships
Decision making and problem solving
- To be able to work on own initiative
- To be able to plan organise and monitor own and team’s workload to ensure tasks are completed in a timely manner
Responsibility for supervision / management
- Experience of supervising and guiding staff
- Personal circumstances / additional requirements
- Must hold full current driving licence and be prepared to travel to meetings and various properties
